In 1986 my wife Teri and I built a mini storage facility in Georgia. When we started we didn't know anyone in the storage business and to our knowledge there were no support groups like today. We learned the hard way by trial and error. As with all facilities back then we had to be on site or have someone on site in order to rent units and manage the property. Today things are much different. With the advent of the internet, the manned facility has almost become extinct. In 2006, Teri and I decided to go in a different direction with our business. We sold the storage facility and invested in a restaurant franchise. I know, dumb move, right!
Well the recession of 2008 hit our new business hard. We held on until 2012 and finally had to throw in the towel. Teri went to work for the folks that to whom we sold the storage facility. Also suffering from the 2008 recession, the new owners lost their portfolio to the bank. Teri continued working at the facility for the bank and the subsequent owner. The new owner was in the residential rental business and let his business manager run the storage facility along with their other rentals. As hard as Teri tried to implement changes to their program, she was denied the opportunity to do so. Sadly, over the next 3 years the occupancy rates dropped into the 20% range. Believe it or not, this story does have a happy ending.
In 2018 the facility was sold to Ken Holmes. Ken came in and asked Teri why she thought the facility was struggling to rent units. She gave him her opinion and told him what she would do if it were Teri's again. Ken's response was "do it!". With Ken's knowledge of 21st century storage management and Teri's 30+ years of experience, a successful team was born. Over the next several months the occupancy level climbed back to 100%. I was Teri's handy man (what we in the storage facility world call "boots on the ground") and helped her clean units and kept the gate working. Ken offered Teri a position managing his other facilities and introduced us to Kevin Cuccinelli. Kevin was in the process of purchasing three facilities located about 40 miles away from us and hired us to manage for him as well. It's been quite a journey and I believe the best is yet to come!
